WHY GETTING INVOLVED EARLY MATTERS
Nearly 77% of estate homes in our area expire without any offers because they are overpriced and undermarketed. Getting involved early can save the estate a significant amount of money, because I do far more than put a "For Sale" sign in front of the property. I coordinate the professionals for estate sales, cleaning, and maintenance, and suggest the repairs that experience shows increase the sales price.
I don't buy these properties. My job is to help the estate get as much money out of the property as possible. I also don't take any money from the vendors I recommend. I recommend them because they do good work.
A REAL EXAMPLE
I sold a probate home for a client handling his brother's estate. Before we met, an investor had offered him $740,000 all cash, and he was seriously considering it. The house was full of belongings. The family sold some items, and we brought in a company to clean out the rest. We made no upgrades. We listed it at $829,000, received multiple offers, and it sold for $882,000, which was $142,000 more for the estate than the cash offer. Every property is different, and past results don't guarantee future outcomes, but this is why I believe every family should know what the property is truly worth before making a decision.
